Boutwell Staging is service we provide, a well-presented home will show great and sell faster. 

If the home is furnished…We look at each room in the home to make sure the house flows well. Sometimes furniture is laid out for functionality but in pictures it may not look great. We try to place furniture so that it makes the most sense to show how big and open a room is while still providing a comfortable vibe. We look at the homes finishes to see if the home flows and each room compliments the other.

Living Rooms- We prefer pillows to be fresh and fluffed, blankets to be neutral and inviting, décor to be neutral and inviting and not sparse or too much. Family pictures are okay as long as no one is naked! (Yes, we had to add this due to a previous client’s taste!) If there are no pets in the home, we are happy to bring in staging items like pillows, plants, décor. We have bedding, shower curtains, rods, curtains, place settings, outdoor furniture, lamps, florals, front door mats, books and more. We feature our "mascot" Reddy the cardinal in some of the rooms. 

Kitchens- Need to be clean, grease free, countertops lightly staged. We can help homeowners by making suggestions of what to keep and what to pack or put away if the home is occupied. If vacant we have several décor options from Farmhouse, Modern Farmhouse, Coastal and Mid Century Modern.

Family Room- Furniture placed properly. Built-ins staged with décor coordinating with the vibe of the home.

Study- French doors clean and smudge free. Ceiling fans or lighting must have same color light bulbs, window treatments neutral and blinds and window seals clean and dust free. We have décor for built-ins and desk. 

Primary bedroom- If vacant we have bedding we can bring in if there is furniture. Window treatments to be light and not heavy. We have some window treatments we can provide depending on size. Paint color that is soothing, something we can help pick out.

Primary Bath- Bring in updated décor. Ideally we want baths to be clean, and staged.  We make sure it's the same color lights, preferable daylight bulbs.

Primary Bedroom Closet- If occupied we suggest color coordinating clothing. (not a must, but it looks good!) If vacant we have décor for closets. We suggest closets if vacant to be clean with good lighting.

Secondary Bedrooms- Clean, ceiling fans all have matching light bulbs. No Neon colors. Calming preferred.

Secondary Baths- We can provide shower curtains, rods, towels and décor. (if vacant)

Laundry Room- If occupied, have them clean and clutter free. Cleaning supplies arranged so the look organized. If vacant, have it clean and staged.

House Smells- Let us help you with this. We will suggest what to purchase or use. Clue-we never suggest apple, cinnamon, vanilla or mulberry-ever.
