Rent-Only Subdivisions
A New Trend has become more popular in the Cypress area. Subdivisions are being built with Rent only homes. Multiple areas and developers are building homes for the sole purpose to rent.
A demographic consulting firm, Population and survey analysts, predicts in the Cy-Fair ISD area, Multifamily housing will exceed single-family housing growth for the first time in 2025-2026.
As part of this growth, Built-To-Rent subdivisions are projected to be 1,345 homes.
These Rent-Only subdivisions are a new concept to the rental market. Some say it will be an interim move from an apartment to buying a home, but so is renting a home in a typical neighborhood.
So far, I have seen these Rent-Only homes to be small 2-3 bedroom homes with minimum sized 1-2 car garages built on smaller lots. Streets are a bit congested with parked cars and their area amenities, parks, pools, walking trails, to be minimal.
Time will tell how these Rent-Only Neighborhoods will affect area schools, shopping, traffic and home sale markets.
